1. Three agents serving you, with one primary agent for contact and on-going communications. We will preview certain homes in advance so as to make the most efficient use of your time.

2. Tour of Sedona and Verde Valley communities, with customized packet of information about schools, organizations, etc.

3. Comprehensive review of Agency and Buyer Broker Agreements, as well as sample copies of pertinent documents legal in Arizona such as Buyer Advisory document, Purchase Contract. Review of Title escrow process, contacts for Title Insurance, Home Insurance, utilities, etc. We can also refer you to mortgage brokers that we have worked with.

4. Premium Coverage Home Warranty for one year, including items normally excluded from typical standard or basic coverages, paid by Buyers Agents at successful Close of Escrow and payment of commission. Plan will be purchased through one of the available warranty companies. A typical warranty includes coverage of a variety of machanical systems in the home. Some exclusions apply. A brochure will be provided for client reivew. Upgrades are at the discretion of the agents only. Agents are not warrantying the home. See details under conditions below.

5. Access to all MLS listings, plus specific listings automatically emailed to you based on your requirements.

6. Regular communication based on your schedule, either by voice, email, fax or regular in-person meetings.

7. Follow-up after the transaction to ensure complete customer satisfaction.

Clients must read and sign buyer agency form at beginning of relationship, so that there is no misunderstanding as to who is representing the client. Client agrees to work in cooperation with the agents, and that agents exclusively represent the client. If client is already working with another agent this service is not applicable, and this is not a solicitation to work with us. Home warranty is paid at close of successful escrow, and commission paid to us. Warranty will be paid out of escrow funds. If a home warranty is currently in effect on a house and will transfer, or if offered by the seller, we reserve the right to recind this offer to purchase a warranty, or we may only credit for limited upgrades. Warranty is offered under the conditions of the warranty company, no additional coverage is offered by the agents or the broker, or Realty Executives. Additional coverages may be available for the home, including pool, spa, air conditioning, roof, etc. A basic labor charge applies for each call for service that is paid for by the home owner.
