Sedona, AZ: Foreclosures in Sedona? It’s difficult to believe those two words would ever be uttered in the same sentence. But like the rest of the country, the scenic red rock real estate of Sedona has not been spared.
However, according to Barbara Baker, only 5% of the marketplace is represented by foreclosed homes - 22 homes altogether. “That's it. And that is down from the record established in November 2008, with a total of 31 homes,” says Baker.
The foreclosure market has actually helped the Sedona real estate market by forcing sellers to price their homes competitively and realistically which in turn has created a wonderful buying opportunity.
Baker reports record sales this year, with only 30% of the volume in foreclosure business and record pending sales that have not been seen since 2005. Of the sales pending, only 26% represent homes in foreclosure.
Baker concludes, “There are a lot of 'bargains' in our marketplace at this time.”
