Realtor Barbara Baker Presents Market Analysis for Sedona Arizona

Sedona, AZ: A buyer's paradise in the Sedona real estate market continues through March 2008. With lower interest rates, a huge oversupply of homes and vacant land, and sellers "hungry" to move their property, buyers can take their pick of area real estate with the right realtor who does hard negotiations.

Even the luxury market (properties listed for $1 million or more) has reached a standstill. There have been 18 homes sold in the first two months of 2008, compared to 41 homes sold for the same time period in 2007; there are 162 active listings on the market. In the luxury home market that same number has dropped from eight solds to two solds. The inventory has risen over one-third to 227 active listings on the market.

If you are in the market to build your dream home in a few years and need a dream lot, these figures are astounding as well. There have been seven solds in the first two months of 98 lots available (and I have sold five of the seven) with a staggering number of active properties at 424.
